Five steps to prepare for an open house

  1. Select the date.

calendar-23684_960_720Selecting a date and time for an open house is usually a no-brainer, Saturday or Sunday from 1-3, Sunday being the busiest day. Another great option though, is to host an additional open during Wednesday evening from 5-7. This provides a time for people working flex schedules to explore their potential new home.

  2. De-Clutter.

While you may love all of the decorations and gifts you have accumulated over the years, your potential buyers may be distracted or put off by too many knick-knacks around. You want to Depersonalize your house as much as possible so that the hopeful homeowners walking through your door can imagine their own family’s pictures on the walls and shelves.

  3. Clean.

While this should go without saying, a clean house will do wonders for impressions on buyers. Clean houses portray you, the current homeowner, as a person who takes care of their property and in turn means that the house is well maintained. Vacuuming is absolutely necessary, and a professional carpet cleaner is preferred. Wipe down all counters and shelves and consider having a professional cleaning before_and_after_low_pressure_cleaningservice come in to give a deep clean to the bathroom and kitchen. Professional cleaners have tools necessary to remove soap scum buildup among other things. If you dont know of a service, ask your realtor for help! Realtors generally have a short list of cleaning and repair services that they have used in the past whose service they were happy with.

  4. Cook, Bake, or Buy.

While not necessary, nothing makes a home smell better than freshly baked cookies! If you have time in the morning of your open house, throw together a small batch of cookies to place on the kitchen table for attendees. Another great idea is to have a dozen or so water bottles out for people to take. Generally, coffee sounds like a good idea during colder months, but buyers usually will not pour a cup of coffee if the only option is one of your coffee chocolate-chip-cookies-1236324_960_720mugs they will have to abandon after a ten minute tour of your home. A plastic water bottle (or sports drink, Lemonade, etc.) that they can take with them is a much better idea. If you do decide to put out coffee, just make sure to have disposable cups with lids they can use!

  5. Plan something fun to do!

While many homeowners would love to stick around and hear comments about their house, buyers always feel more comfortable when the owner is absent. The real estate agent will be there to answer questions and explain the home, so you should find something fun for the family to do! Pick something like hiking, going  to the park, the movies, or anything at all your family is interested in to celebrate the fact that there are  buyers looking around your house who may soon be contacting you with an offer.
